2021 Latest News from Homeowners Association

Dear Resident,

The billing for HOA annual dues for the period of 1/1/22 to 12/31/22 is $110.00. The payment

due date is January 1, 2022, and the payment will be past due as of February 1, 2022. The

payment can be returned in the enclosed self-addressed envelope. All past-due payments after

March 1, 2022 will be directed to the HOA attorney for remedy and collection.

During the past year, we had 29 home/lot sales (one home sold twice). We welcome our new neighbors.

Thanks to Bruce Naylor’s efforts for the past two years, a light was erected by the bank of mailboxes at

the front entrance to the neighborhood.

Kudos to Larry Nelson, who saw the broken pavement opposite the mailboxes and worked with City

Hall to rectify the situation.

Thank you to Fred Koberlein for alerting me to the Facebook/Meta page for the Plantations

homeowners. This is a friendly page, which exists to aid in lost/found pets, keys, names of reputable

contractors, etc. Check it out if you have an account.

Numerous conversations with Lake City Growth Management resulted in the Honda dealership (owner

of the property) being notified that they would need to build a road if they wished to continue using the

shortcut by the mailboxes (behind O’Reilly’s). They opted for No Trespassing signs and the pile of dirt.

Burned-out and damaged streetlights were reported to the City and promptly repaired. Bruce was also

the catalyst for updating our streetlights two years ago.

Silt barriers (required by law) were put up around the construction sites off Forest Meadows and the

lots were trimmed, following several conversations and an on-site meeting with Public Works.

A new feature has been added to our website. Architectural Review forms will be fillable, and

supporting documents can be scanned in. Printing the form and mailing it to our PO Box will continue

to be an option.

A huge THANK YOU to Bruce Naylor for his guidance and hard work as president the last few years.

We wish him continued success with his physical rehabilitation.

Our deed-restricted community’s Rules and Regulations require the lawn to be maintained, meaning

the grass cut, edged and trimmed on a regular basis, and grass clippings not left in the street. In

addition, the City of Lake City Code prohibits debris (grass clippings included) from being left in the

street and violating this could result in a fine of up to $250.00 per day. Anyone who has experienced a

tropical storm or hurricane can understand the issue of water drainage and flooding. Cars parked in

yards and signs other than For Sale are not allowed, either.

Architectural applications can be found on our website. Any changes that you wish to make to the

exterior of your home need to be approved by the Architectural Review Committee (ARC). Changes

include but are not limited to: roof type and color, house color, sheds and other structures, driveway

changes/additions, pools and patios. The ARC can usually review your application within a few days

after the request is submitted.

The HOA, i.e., the residents, wish to maintain the value of our homes and the friendly, safe

neighborhood that we have.
